Suzanne Folbigg is a member of our Real Estate Practice Group. She focuses her practice on commercial property matters, representing landlords and tenants, as well as vendors, purchasers and lenders. Suzanne advises clients on licences, deeds, new leases and lease renewals for shopping centres, food outlets, healthcare facilities, car parking spaces, car washes and a range of other types of property. She is experienced in drafting deeds of easements, leases and transfer documents. Suzanne also prepares Reports on Title and Companies House registrations.
Prior to joining Squire Sanders, Suzanne served as a member of the commercial property team of a UK law firm.
Representative Experience
- Acting for schools on the land transfer aspects of conversion to academy status including preparing reports on title, drafting directions to transfer for Department of Education approval, negotiating leases and advising on deeds of novation, restrictions on titles and post-completion registration matters.
- Acting for the vendors and purchasers in acquisitions and disposals of commercial properties and a commercial takeaway business including advising on Stamp Duty Land Tax and VAT issues.
- Counseling a landowner on voluntary first registration of more than 300 acres of farmland, a farmhouse and other residential property. Acting for the lender in execution of new charges over registered and unregistered property including advising on Land Registry matters and preparing the Report on Title and Companies House registration.
- Advising the developer on acquisition of land from breweries for residential development.
- Advising non-UK-based companies on new leases and lender registration requirements following lease enfranchisement.
- Acting for the administrator in a sale of a commercial unit including drafting a deed of variation to extend the exclusivity agreement.
