Stacy H. Krumin

Stacy Krumin focuses her practice in the areas of real estate development and finance, complex commercial real estate transactions and financial services. She represents large developers and REITs in acquisitions, dispositions and general development matters. Stacy also has extensive experience representing lenders and borrowers in commercial real estate backed loans including securitized loans. During the recent downturn she has represented lenders with respect to their troubled real estate backed and asset-based lending (ABL) loans including workouts, restructuring, foreclosures and related matters. Stacy also has represented purchasers of troubled real estate backed loans.
Stacy is also experienced in corporate transactions and represented the US Department of Treasury in connection with the Emergency Economic Stabilization Act’s (EESA) Capital Purchase Program. She has advised the Treasury in making numerous investments in publicly traded and privately held banks and bank holding companies throughout the United States. Stacy leads Squire Sanders’ representation of the Treasury as its sole outside counsel with respect to the EESA Housing Finance Agency Innovation Fund for the Hardest Hit Housing Markets, a state level program aimed at residential foreclosure prevention and stabilization of housing markets. In connection with this representation Stacy worked with Treasury to develop all required program documentation, adapt the same for each state and close transactions with 18 states and the District of Columbia aggregating US$7.6 billion. She works with the states and Treasury to develop and tailor state-run programs to address the needs of homeowners that may be specific to economic circumstances in their state, while ensuring that lenders and servicers will buy-in and participate in the same.
Stacy also has significant title insurance experience including issuance of policies and curing complex title defects. She is an agent for Commonwealth Land Title Insurance Company and Chicago Title Insurance Company.
In addition to real estate matters, Stacy has experience in public finance transactions including serving as bond, underwriters’ and disclosure counsel for local government entities including counties, municipalities, electric utility authorities and health facilities authorities. Her experience includes government financings, such as general obligation and revenue, as well as healthcare financings. She has also represented developers in Community Development District tax exempt financings.
Stacy is a member of the Urban Land Institute, Real Estate Investment Council (REIC), International Council of Shopping Centers (ICSC) and Commercial Real Estate Women (CREW) Tampa Bay. She is a founding member of the Downtown Republican Club of Tampa and is a member of the 2005 Leadership Westshore class.

- Representing a super regional bank on a number of its Florida troubled real estate backed and ABL loans.
- Representing a national REIT in a securitized financing of an office tower.
- Representing a national REIT in sale of an approximately US$37 million office tower and acquisition of an approximately US$55 million office complex.
- Representing a national retail developer in acquisition of a dilapidated shopping center for redevelopment.
- Representing a national developer in acquisition and development of a power retail center.
- Representing a national developer in acquisition, financing and development of multiple industrial park developments.
- Representing a broadcast telecommunications tower company with respect to the financing of its tower sites across the United States.
