Monique is a partner in our Real Estate Practice group based in our Birmingham office. She specialises in commercial property development including: site acquisition, complex overage arrangements, development agreements, pre-letting arrangements, forward sale agreements and funding agreements.
Monique acts for public and private sector organisations, across a wide variety of building and engineering development projects including retail, leisure, sporting venues, industrial and housing.
Her particular expertise is managing large scale regeneration and complex funding projects, including the redevelopment of contaminated brownfield sites and projects which are to be delivered as part of a joint venture or collaboration.
Monique is ranked as a key individual in
Chambers UK 2011 – West Midlands Real Estate.
Representative Experience
- Acting for Advantage West Midlands in its collaboration with Birmingham City Council in relation to the delivery of Eastside the biggest physical regeneration project in Birmingham comprising some £450m of investment with more than 1.1m sq ft of officers over to create up to 5000 jobs and then acting for Birmingham City Council in securing Goodman International as developer for the area.
- Nuneaton and Bedworth Borough Council - advised the Council on all aspects of the multi million pound Bluebell development to deliver 800 new homes at Camp Hill Nuneaton including negotiating the funding agreements to secure public sector funding of circa £13.5m from two public sector funders ensuring the different outputs were delivered via the development agreement subsequently entered into with a developer.
- Advising Advantage West Midlands in relation to:
- Property element of off balance sheet transfer to public/private spv (PXP Ltd) in £260m deal
- Ansty Coventry a £500m development of a 1100 acre site to house technology based offices including legal project manager for infrastructure and planning securing Ericsson as first occupier.
- Advised on property documents relating to the disposal of a contaminated former chemical works. Including: conditions relating to the remediation by the site owner; provision of evidence of clean up to satisfaction of Environment Agency.
- Advising Homes and Communities Agency:
- in securing a consortium to deliver a sustainable development in Lawley Telford
- in connection with the former Silverdale Colliery site a £13.6m development of new homes, open space and leisure areas.
- Land Trust (formerly Land Restoration Trust) – Advised in relation to the acquisition of a number of contaminated sites from public and private sector bodies. Including : apportionment of liability where leasehold interests were granted and negotiating conditions requiring clean up works to be undertaken and or warranties as to clean up to be provided.
